UP Housing Board Removes Betterment Fee Requirement Near Its Colonies in Ghaziabad
Published: 25 October 2026
A recent policy change by the Uttar Pradesh Housing Board could simplify the process of property development in areas surrounding its housing colonies in Ghaziabad, including Vasundhara, Siddharth Vihar and Mandola.
According to a report published by The Times of India on 25 October 2026, the Housing Board has removed the requirement to obtain its No Objection Certificate (NOC) and pay a separate betterment fee for development within 500 metres of its housing colonies.
Previously, landowners and developers in these areas were required to obtain the Housing Board’s NOC and pay the applicable fee before submitting layout plans to the Ghaziabad Development Authority (GDA) for approval. Removing this additional requirement is expected to reduce procedural delays and development costs for eligible projects.
What Does This Mean for the Vasundhara Property Market?
Vasundhara is one of the residential areas administered by the Uttar Pradesh Housing Board. The change could make the development approval process simpler for certain eligible projects in and around the township.
For property buyers and investors, the development is worth watching because the cost and time required to obtain approvals can influence real estate projects. However, the change does not automatically guarantee lower property prices or approval for every development. Applicable land-use rules, ownership documents and other statutory approvals must still be checked.
What Should Property Buyers Keep in Mind?
Anyone planning to purchase a flat, residential plot, builder floor or other property in Vasundhara or nearby areas should verify the property’s legal status and applicable approvals before making a decision.
Understanding local development policies and infrastructure changes can help buyers and investors make better-informed property decisions.
